[SPEAKER_01]: What the things most investors have said Jeff, I have over 100 properties, and I want to scan them quickly and sort out the weeds from the weeds. [SPEAKER_01]: I want to be able to, in an instant, see all the ones that have over 50% close and above deal deal score to I can focus on those same minority, the top five, the top says the top seven, or the feedback we're receiving from our various clients is what we're giving to the developer saying, listen, develop this, add this to this as a feature.
[SPEAKER_01]: Also, once you go on the website right now, you'll see these user friendliness, video tutorials, guides, how to find a specific set, how do you pull out the appraisal reports, how do you pull out if the property has any foundation structure or damage? [SPEAKER_01]: My name is Jeff Emeleber, I'm the founder of Invest Fusion.
[SPEAKER_04]: a podcast bringing you interviews with tech visionaries. [SPEAKER_04]: Six, six months moonlighting goes. [SPEAKER_00]: It's the last and last of the big hands. [SPEAKER_04]: Who share what it takes to change an industry? [SPEAKER_00]: I don't exactly know what to do. [SPEAKER_04]: It doesn't go as to get right. [SPEAKER_02]: Who built the teams that have their back company, is it's that teams help each other achieve this proud of our team. [SPEAKER_04]: Keeping scalability top of mind, all that infrastructure was not even fighting it as we grew up.
[SPEAKER_04]: Total waste of time. [SPEAKER_03]: The stories you don't read in the headlines. [SPEAKER_03]: It's not an easy thing to achieve. [SPEAKER_04]: Because the shelf itself, it does to do off, try to begin to ride the ups and downs of the start-up line. [SPEAKER_02]: Need to really want it. [SPEAKER_03]: Not just about technology. [SPEAKER_03]: All this and more on code story. [SPEAKER_03]: find your host, Noah Labhart. [SPEAKER_03]: And today, how Jeff Imileva has built the platform for AI intelligence, where deals become decisions with the car fax for real estate.
[SPEAKER_03]: Jeff Imilaba has a background that has morphed into risk mitigation over the years. [SPEAKER_03]: He has a professional background in options trading, risk management and auditing, along with over two decades of real estate investment. [SPEAKER_03]: Jeff is also a licensed agent in North Carolina. [SPEAKER_03]: But outside a tech and professional life, he enjoys reading and spending time with his family, taking vacation when time allows.
[SPEAKER_03]: Years ago, Jeff invested $11,000 of his own money into a property. [SPEAKER_03]: As it turned out, the investment opportunity had hidden foundation and structural defects. [SPEAKER_03]: It was this experience that led him to look for a solution that analyzed hidden risks, appraisals, and property data to become the carfax for real estate.
[SPEAKER_03]: This is the creation story of Invest Fusion.
[SPEAKER_01]: most realistic investors make the same expensive listing. [SPEAKER_01]: They trust listing sites to go on listing sites. [SPEAKER_01]: They see a property that puts it on contracts. [SPEAKER_01]: They pay their non-refundable due to the agency fee, they pay their investment deposits, they pay for inspection, they pay up prison. [SPEAKER_01]: Now, it's during the inspection period when they go on contracts. [SPEAKER_01]: That's when in our realizer, oh, there is mutual issues that issues like found additional issues.
[SPEAKER_01]: There is structure on it, there is more than a million other corals piece. [SPEAKER_01]: There's roofing issues. [SPEAKER_01]: Those issues would classify them as peak ticket items. [SPEAKER_01]: Now, these buyers are this stage. [SPEAKER_01]: They've not owned the property. [SPEAKER_01]: They are now forced to back out of their team. [SPEAKER_01]: When I understood that scenario, what is happening? [SPEAKER_01]: I understood that there's something really happening in real estate and that's what defined who I am.
[SPEAKER_01]: So in my early days, I was the guy who was I was licensed in options trading and options trading is about risk transverse and so I was the guy who's CNBC and analyzing global financial market. [SPEAKER_01]: So I understood market, I understood risk transverse. [SPEAKER_01]: A wedding came into the real estate war, there is nothing that helps by us at the deal level to read the risk before the commit falls at stake. [SPEAKER_01]: So by the time you go into an inspection period, your fall season is already on the line.
[SPEAKER_01]: And that became the problem with who said, you know what, how do we do this differently? [SPEAKER_01]: So, like I've said, what most related investors do is to repeat the old way of investing and investing trust in the narrative, trust in the seller disclosure document, trust in what they see on the MLS. [SPEAKER_01]: What's more, we do is totally different, and that's why my clients call it the carfax of real estate. [SPEAKER_01]: Let's use a simple example. [SPEAKER_01]: You want to buy a used car.
[SPEAKER_01]: What do you do? [SPEAKER_01]: Go to the dealership shop and ask for the report. [SPEAKER_01]: You can have the car facts report. [SPEAKER_01]: Now, why is that report good for the buyer? [SPEAKER_01]: It knows the number of owners who have used those vehicles in question. [SPEAKER_01]: It knows the maintenance history. [SPEAKER_01]: In those, of course, how any issues in terms of the tie tool that will impact the vehicle is it a service tie tool, is it a clean tie tool, and everything every information you need has a buyer to have a disability on that vehicle before you spend an embedded dyeing.
[SPEAKER_01]: But in real estate is totally different, and that's why when our clients use the platform of use infrastructure, they say this is the carfax for real estate. [SPEAKER_01]: The platform is able to go behind the scene and or cover hidden issues before you spend the time. [SPEAKER_01]: The issues I've just enumerated, issues like foundation issues, structure or damage, more than you do in the crossways, roofing issues, before you spend it that before you commit. [SPEAKER_01]: And there's something a factor of time without taking it to consideration.
[SPEAKER_01]: So you want to see 510 properties you drive around, go around, you go see what the usual scenario is. [SPEAKER_01]: As far as good through what they call a vicious cycle or what they call the investor look, that look is, you see a deal, you put it on contract, then you discover major problems Now when you discover the major problems, you are forced to back out of that deal. [SPEAKER_01]: Now you are stuck, you are frustrated What happens, you rinse and repeat because at this level you're not sure what you are doing Because there's something new that's happening in real estate which most real estate investors are not aware of There's what is called the new representation look on [SPEAKER_01]: You find that in a biased disclosure document, so the cellar has three choices.
[SPEAKER_01]: They can select, yes, if they are, if they know about the any issue or condition of the property, they can select, no, they are not aware, or they can select, no representation. [SPEAKER_01]: So what that means in essence is, it's not the cellar that will let's you know the
[SPEAKER_01]: By law, they're supposed to keep disclose material facts, but as buyers can select NR and decide to fall into that, that's covered up that buffer. [SPEAKER_01]: So, it's now left for the buyer to go on cover those risks. [SPEAKER_01]: The problem is, by the time you're planning to do that on covering, or go into inspection period, you already committed thousands of dollars, and that's what we say is a no no. [SPEAKER_01]: And so, [SPEAKER_01]: That's defined in terms of my background from risk, transfer, risk mitigation.
[SPEAKER_01]: That's how I set myself. [SPEAKER_01]: If this is happening in a relationship, if it's happened to need over 20 plus years industrial experience in this space, then something must be done to to cover that to mitigate that risk at the deal level. [SPEAKER_01]: And that's why we built a platform that doesn't exist in this space. [SPEAKER_01]: The solution doesn't exist prior to now, or right now, bias can go into deals with confidence, with clarity, and with substance.
[SPEAKER_03]: Tell me about the MVP for NBS Fusion, so the first version of the platform that you built. [SPEAKER_03]: I want to take to build them, but so the tools are you using to bring it to life. [SPEAKER_01]: I put together a team that had the very best team in the world to build this. [SPEAKER_01]: What we did was we put in a request for this about 10 companies beat it. [SPEAKER_01]: Among the 10 companies, the ones who selected the one actually who selected for this project, they are to put this very simple, they are own fee.
[SPEAKER_01]: It was over 10,000 dollars above every one of the companies that beat it. [SPEAKER_01]: And I said to myself, if you guys are that expensive, you guess must be a good job. [SPEAKER_01]: So let's guys use the what the call, the amotic tech guy. [SPEAKER_01]: So I'm the guy that asked the brand behind it. [SPEAKER_01]: So one of the things we've done is at the very first year you took them over two and half years to put this into play. [SPEAKER_01]: And what we did with stakeholders was very simple.
[SPEAKER_01]: To validate the dates that we are receiving, we reached out to all our loan offices, agent top agents in this industry, our preserves, inspectors, you know, everyone who is involved in real estate investors and would argue give them beta-tested access for beta-tested platform to test the platform. [SPEAKER_01]: So we have relationship with some of the top players in this industry and welcome with their APIs. [SPEAKER_01]: So with their various APIs, we've various behind the scene, walk around.
[SPEAKER_01]: The platform is able to pull up over 400 data points and they value it's everything you're seeing on those data points in under 60 seconds. [SPEAKER_01]: So you're saving time, you want to... [SPEAKER_01]: The result will be done at the first space, and that's what we give behind the sensor. [SPEAKER_01]: Over 2 and a half years, it took them to go together, we better test that it, the team validated the data, we tested it as ourself, and I also proved it, when I also close the deal last November 25th.
[SPEAKER_01]: But last year, after closing that deal, I called in and expect to say, hey, come and expect this property. [SPEAKER_01]: So the first thing the platform does is it gives the deal score. [SPEAKER_01]: So the gifts you can go across the entire U.S. For those who are listening if you're not in the U.S. [SPEAKER_01]: This is for primarily for right now, it's for the U.S. market because we have the data from the U.S. market. [SPEAKER_01]: So what it does is across the entire U.S. is going to run a scan based on your criteria, your built-in input.
[SPEAKER_01]: and then it gives the score. [SPEAKER_01]: So anything above 50 is classified as likely a good investment. [SPEAKER_01]: Anything below 50 is going to tell you why it's not a good investment. [SPEAKER_01]: So the platform, the deal I saw, the multi-family units, because I usually go into multi-family, two-class, triple-class, quarter-class, and of course commercial property. [SPEAKER_01]: The duplex I found, it gave it a deal score of 65% So what I did was call my agent and say, hey, we found a deal Let's go ahead and close the on-the-up property So when we close on it, we call it an inspector before that, of course, we're in the period To go and inspect the property Everything that platform found, the inspector, value incident, verified it And so, thank give us, so give us that clarity, that certainty On all the deals we started moving forward Dear after that, not only are we getting protection [SPEAKER_01]: Well, we'll get to the protection.
[SPEAKER_01]: I'll do very, very beginning before we will spend it time.
[SPEAKER_03]: So you've got an invest fusion built right now. [SPEAKER_03]: How are you building your roadmap? [SPEAKER_03]: How do you go about deciding that? [SPEAKER_03]: Okay, this is the next most important thing to build a dresser to do with the platform. [SPEAKER_01]: where it gets in feedback. [SPEAKER_01]: It's all about the feedback right now. [SPEAKER_01]: If feedback is king, so most of our clients, in fact, one of the things that you've done in most instances, I sit down with them and I say, okay, show me what you're doing.
[SPEAKER_01]: Let me see how you walk through the platform and the feedback has been amazing. [SPEAKER_01]: One of the things most investors have said Jeff, I have over 100 properties and I want to scan them quickly and sort out the weeds from the weeds, I want to be able to in an instant see all the ones that have over 50% close and above deal deal score to I can focus on those same minority, the top five, the top says the top seven. [SPEAKER_01]: So that's what behind the scene that seems so all the feedback we're receiving from our various clients is what we're given to the developer.
[SPEAKER_01]: Say, listen, develop these artists to this as a feature also want to go to the website right now. [SPEAKER_01]: You see the use of friendliness so how it was video tutorials guides how to find a specific set. [SPEAKER_01]: How do you pull out the appraisal report? [SPEAKER_01]: How do you pull out if the issue has any if it property has any foundation structure or dummy. [SPEAKER_01]: How do you pull the report out? [SPEAKER_01]: for loan office as a matter of fact on Saturday. [SPEAKER_01]: I was in a meeting with the loan office, I was on the top loan office as in this country and it was so lonely.
[SPEAKER_01]: It's like listen. [SPEAKER_01]: People come to me every day, said Jeff, people come to me every day and they want to get in involved in real estate. [SPEAKER_01]: They don't even know where to start. [SPEAKER_01]: They say I've been looking for it too like this to recommend to my clients. [SPEAKER_01]: So what we've done is to build based on the feedback, based on a good and ecosystem that covers not just for [SPEAKER_01]: By us, add in real estate, both for major firms, big firms, enterprise giants, loan officers, all these guys are also invested in the platform to actually make their life much easier, give confidence to their client base and of course if their clients are happy they are also happy as well.
[SPEAKER_03]: So, what about team? [SPEAKER_03]: You mentioned building a team that is built the solution, how'd you go about building that team? [SPEAKER_03]: And would you look for in those people to indicate that they are the winning horses to join you? [SPEAKER_01]: What the most important thing we did behind the scene was look at the truck record. [SPEAKER_01]: Again, referer is also very powerful. [SPEAKER_01]: We look at the truck record. [SPEAKER_01]: We looked at where they come in from, what had they done in the past?
[SPEAKER_01]: Can't they deliver? [SPEAKER_01]: Because this... [SPEAKER_01]: But at the time we are contemplating this, I knew it doesn't exist and we've done our research. [SPEAKER_01]: As all, I'm also a licensed agent here in North Carolina, and I sat down with a team of agents. [SPEAKER_01]: And I said to myself, I said, guys, listen, this will happen to me. [SPEAKER_01]: So they knew my story. [SPEAKER_01]: My story is this, when we found a two-plexed invalidist for this year in North Carolina, we went in, we travelled about two and a half hours, got there, did our walkthrough, the seller never disclosed any issue, the seller told us everything is fine, there's no issue with property that's good, the two-plexes okay, the price made sense, after doing our walkthrough, [SPEAKER_01]: I told my agent, let's go ahead and let's put this on contract.
[SPEAKER_01]: I paid them $5,000 for my NS-Monitor deposit, I paid another $5,000 for my due diligence fee, I paid $625 for the inspection and 700 for their prison. [SPEAKER_01]: Now, doing the inspection period. [SPEAKER_01]: The Inspector came back to me and told me one word, he said, Jeff, run. [SPEAKER_01]: I said, run, what do you mean, run this? [SPEAKER_01]: However, 11,000 is a plate there. [SPEAKER_01]: He said, Jeff, everything is wrong with this property. [SPEAKER_01]: He said, he had found these furnishes.
[SPEAKER_01]: It had structure or doneage. [SPEAKER_01]: It had electrical problem, and there's also a roofing problem. [SPEAKER_01]: So reach out to this cell. [SPEAKER_01]: I say, hey, this is what they Inspector found. [SPEAKER_01]: They requested for the reports with sender reports to them. [SPEAKER_01]: They said I refused to reform, but the DDF and the EMT in by DDL due to the agency and the NSP on it deposit. [SPEAKER_01]: Now, usually in an ideal situation, the NSP on it deposit can be reformed.
[SPEAKER_01]: But because the period of inspection took so long, I also have to call in a general contractor. [SPEAKER_01]: And I said, go and check this property and let me know what you think can be done to fix the issues that they inspect or report found. [SPEAKER_01]: The Jera Contractors himself to a be-chev, this is something that will cost you over $65,000. [SPEAKER_01]: If you want to push it is deal, but his best advice is to back and reflect on this deal. [SPEAKER_01]: And any, I realized something.
[SPEAKER_01]: The problem wasn't me, the problem was the truth at our disposal. [SPEAKER_01]: And so when I sat down with the various agents and I said this in, we don't have it so like these that can't help buy us at the deal. [SPEAKER_01]: What will you so rich enough to listen to the blood state that seems to abuse the infrastructure or what we see today? [SPEAKER_01]: It was what would have pushed them to the limits, to do what they'd lost, or they could have believed could ever be done. [SPEAKER_01]: And that's why in the US right now, there is no truth, there is no plough on this, no one that can let you know more if a property has found this on issues.
[SPEAKER_01]: And so I get asked, chef, how does it know if the property has foundation? [SPEAKER_01]: How does it know if the property has a structural damage? [SPEAKER_01]: And we said very simple. [SPEAKER_01]: If there is any report on government sites, any of its special reports that's been done and this cell is aware like in my case, and refused to disclose it, it did material for as a matter of fact, no one. [SPEAKER_01]: And for those who are listening, when I pull the wind from that deal.
[SPEAKER_01]: I reported that seller to the North Carolina Rio to association. [SPEAKER_01]: This guy's so down there listing on the look and in two weeks they released that it without disclosing matter of fact, never disclosed any of the issues the in special report found. [SPEAKER_01]: Now for a new buyer, who goes ahead and close on that deal, if they use this platform which is and that's why I use this simple analogy, the carfax for real estate, if they
[SPEAKER_01]: Did the deal on that property first? [SPEAKER_01]: They would have seen all of this red flags. [SPEAKER_01]: So if there's any report, government size, inspection report, anything on that property known to man. [SPEAKER_01]: The platform will pull that data out and let's you know them. [SPEAKER_01]: By our before you commit to hard and false, before you lose over 10,000 dollars as I did in my case, so you know what's happening. [SPEAKER_01]: So to push that scene behind, to push that to get to the level we need to get the results, [SPEAKER_01]: Because it was based on the refer to on the track record, but this is something that they never don't before.
[SPEAKER_01]: But we believe they could do it. [SPEAKER_01]: This also on their expertise, and of course like I said at the onset, they are pricing. [SPEAKER_01]: They were way above everybody else, and I felt to my son listen, if this guys are the ones and we think they could do it, let's see what they done, they did deliver, and everyone using the platform is extremely excited, extremely, really love with what they're using and they results speak for itself.
[SPEAKER_03]: As you step out on the balcony, look across all that you've built with the best fusion in particular what you must proud of. [SPEAKER_01]: It's helping average regular people stay protected. [SPEAKER_01]: Sarah is a very typical example, this Sarah is what gives me joy. [SPEAKER_01]: Sarah is a single mom. [SPEAKER_01]: She has six kids. [SPEAKER_01]: Now Sarah has to keep two jobs to keep the family going. [SPEAKER_01]: By day, she has won job and by night, she does the order job.
[SPEAKER_01]: Now for those who are listening right now, say that these words most people do not have a discipline to do. [SPEAKER_01]: She was able to script together, this from the steepest she was aiming, she scripted her over 15,000 dollars. [SPEAKER_01]: But my form of art listeners write now 15,000 or not sound like much, or to Sarah, that represented an entire life series. [SPEAKER_01]: I missed vacation, I treat restocker prizes. [SPEAKER_01]: She said, Jeff, I need to find a property that not only will it cash flow, has beauty in equity, [SPEAKER_01]: Zero risk, of course there's nothing like zero risk but at least mitigated risk to the bearous minimum, and something that can also not be able to generate cash on cash return over a period of time.
[SPEAKER_01]: What did we do? [SPEAKER_01]: We'll run it through the platform. [SPEAKER_01]: Sarah was able to find a due place. [SPEAKER_01]: that had over $35,000, or over $35,000 of dudes in equity. [SPEAKER_01]: So if you are listening to this and you wonder what is dudes in equity? [SPEAKER_01]: Now, dudes in equity is the difference between the asking price and the price, or their price report, valuation on their property. [SPEAKER_01]: So the platform is able to pull the price value, or what a professional appriser says is the true valuation of the property.
[SPEAKER_01]: So you can know if your buying something that has built in equity or built in cash from day one. [SPEAKER_01]: Not only that, she's a Sarah right now. [SPEAKER_01]: It's living on one of the units and rents are the other units, attendance, paying most of her mortgage. [SPEAKER_01]: So she's living dead free. [SPEAKER_01]: She's ex-sugged. [SPEAKER_01]: So that gives me joy, so seeing results for our clients. [SPEAKER_01]: So helping regular people still protected, helping buyers who are brand-new to be listed, even experience investors in real estate.
[SPEAKER_01]: Understand the power of protection at the dual level is what gives me one of the biggest satisfaction ever And I'll ever realize in my life Let's look to script a little bit. [SPEAKER_03]: Tell me about a mistake you made with the platform and how you and your team responded to it [SPEAKER_01]: A mistake I made was outside the platform, and that's it, a lot of things we've done is shipped by our life extras. [SPEAKER_01]: The biggest mistake was the $5 million on a commercial property report in Telas, Texas.
[SPEAKER_01]: And why was this? [SPEAKER_01]: Because see, we are all humans, I've been in this given that for 25 plus years. [SPEAKER_01]: And as an individual, it's like trying to buy a vehicle you're in love with, you're just going to go to school ahead and just go and say, you know what, I love this vehicle, I don't care there's any issues, I'm going to go red and buy. [SPEAKER_01]: And that's the same scenario. [SPEAKER_01]: As humans, we have our spreadsheets, we have our pannodes, we've gotten the full of this process, I'm not going to miss, I'm going to do it manually, this is how I know this, how I do things.
[SPEAKER_01]: But the reality is, well, I also emotional, and so we saw this. [SPEAKER_01]: commercial property in dollars, yes, and we went ahead, close our needs, but two problems, two red floods, red flood number one biggest mistake was it was a single tenant property. [SPEAKER_01]: That was the first red flood. [SPEAKER_01]: Red flag number two, it was a government tenants, now mostly preparing this we see, but government tenants should have money, yes, government tenants have money, however, in the least-designed [SPEAKER_01]: The least allowed them to leave if there's any change on their contract, if there's any change.
[SPEAKER_01]: Which would be very little confirmation from our side to go ahead. [SPEAKER_01]: And so, when that sentence had a problem with their contract, they decided to leave, and move it from our property. [SPEAKER_01]: For six months, we could not return under our property. [SPEAKER_01]: We were forced based on the information from our listing, but the listing agent took a haircut of over five million dollars. [SPEAKER_01]: So all of these pain points we've experienced in the past, we are built into the plough of the Thielsafe or a stock gap measure to protect any other future investors who have who are playing the game of ira-commercial property, they are playing the game of multi-family units or they are playing the game of single-family units.
[SPEAKER_01]: So in that way, the plough on the can do what they call [SPEAKER_01]: is a laser test of all the tenants you have in a commercial property and identified if a tenant has more than 20 or 25% square footage of the property. [SPEAKER_01]: That will become a red flat. [SPEAKER_01]: So peace built in is built into all of that to avoid any of those risks we run in the past. [SPEAKER_01]: Also, something very interesting is this. [SPEAKER_01]: if you have tenants in your commercial property right now, it's going to reach their five to the past five years financial history before you purchase their property and identify which ones are struggling financially by tracking their gross their NOI and all of those data points to let you know okay you might have to discuss with these tenants how they're going to ensure their rents keep growing when it's due and that's one side of this it's also with the least steps.
[SPEAKER_01]: What is the 10th of that least signed by the 10th? [SPEAKER_01]: So you know, what kind of 10th you are getting involved in? [SPEAKER_01]: What would there be any issues doing yourself as a buyer when you're going to that deal? [SPEAKER_01]: We're running to it. [SPEAKER_01]: And so that's what we built it to, that there's no emotion, no. [SPEAKER_01]: There's no emotion involved anymore. [SPEAKER_01]: It's falling hardcore data points that's been pulled. [SPEAKER_01]: This data is what it is, it is interpreting for you as an buyer.
[SPEAKER_01]: Where does it change? [SPEAKER_01]: I'm going to give you one example right now, which is very exciting. [SPEAKER_01]: I was live on YouTube. [SPEAKER_01]: And then, we just went on a regular listing site like Zero. [SPEAKER_01]: We saw a property that's on that contract. [SPEAKER_01]: Now, when we run into the pluff identified property had found these short issues and structural damage. [SPEAKER_01]: Well, this fire has already gone into a contract. [SPEAKER_01]: Now, three weeks!
[SPEAKER_01]: Later, the buyer had to get in inspectors and of course they went ahead to fix the issue that they said, the platform that I deployed identified and what happened when we ran that same property over the board later on. [SPEAKER_01]: they provide the platform discovered that the foundation issue has been rectified. [SPEAKER_01]: And so that's something that if you are the, in the first instance, you just start to use the platform, I say, okay, let me see what's going on. [SPEAKER_01]: If you like that to find an issue, it's your job not to speak with the seller, say, hey, this is what I found, this is what I found from the report.
[SPEAKER_01]: I ran on this property. [SPEAKER_01]: Can you tell me, can we address this? [SPEAKER_01]: So I think in a different way, it helps by us to look at, go and just, just cause that issue with the seller if you are in love with the property. [SPEAKER_01]: So, in terms of mystic, the platform is making, it's been built, following hardcore data, and it's an air-car platform, and as follows, the data that's booked from government sides, professional reports, from professional players, all of that is what is Paul is on data sources from, and they interpret that data for you in under 60 seconds.
[SPEAKER_03]: Let's switch to you Jeff, who influences the way that you work?
[SPEAKER_01]: I would say my real estate coach, Manikosh bin, for me it was his experience. [SPEAKER_01]: He was the guy that changed my mindset. [SPEAKER_01]: Like I said, I started off in the world of options trading. [SPEAKER_01]: I understood risk, I understood risk mitigation. [SPEAKER_01]: I also understood that wealth is generated from the real estate. [SPEAKER_01]: And so I started reading books at a very young age. [SPEAKER_01]: I started very, very, very young age. [SPEAKER_01]: I find when I was 19, I had my own company.
[SPEAKER_01]: I had everyone my family working for me. [SPEAKER_01]: So I was a young kid who was originally newspapers. [SPEAKER_01]: and then I stumbled into a real estate and I found the very first book I bought on a real estate. [SPEAKER_01]: It just gave me that open my eyes to understand really this is where the world part is and then I read this book called the Contraryum Blueprint, which is the Contraryum clip book from mine in Cochrane, so and of course I restart to him eventually the whole [SPEAKER_01]: Today, this is where we are today.
[SPEAKER_01]: He mentored me guided me showed me the part on how he built world from the very ground level. [SPEAKER_01]: His first losses, he seemed that I'm just explaining. [SPEAKER_01]: The lost money and his real estate over time was able to build a portfolio from 100,000 to 800,000 dollars. [SPEAKER_01]: And so, the same blueprint, the same puts on the same steps, all those mistakes with all experience is built into the back end of what's today, which is what is defined by the platform itself.
[SPEAKER_01]: And so that's one of the things he's the person that for me in real estate is my good to guy because I've worked with him one-on-one and if I hit the one I encourage me to get your license in North Carolina. [SPEAKER_01]: If you look at him, practice as an agent and I did exactly what he said. [SPEAKER_01]: And so my mentor has been very instrumental to my success in real estate. [SPEAKER_01]: And of course, books like Bryan Trissis book on Goals. [SPEAKER_01]: The book on goal, ship my mindset, I'm a perspective in life because it's happy to understand that you're much at the challenge you're facing right now, as a young kid.
[SPEAKER_01]: There's no excuse. [SPEAKER_01]: And it's what you said. [SPEAKER_01]: You can make money or you can make excuses, but you cannot make money from excuses. [SPEAKER_01]: So there's no excuse in life. [SPEAKER_01]: If you, if it is any limitation whatsoever, you have to step up both those limitations and get results. [SPEAKER_01]: And that's what I book from Bryan Tracing goes, is extremely one of my books, I always refer to and I've already modified them a lot of times, they give me perspective, they give me clarity, they give me precision on how to cause you're like desperate all the challenges that my face and life.
[SPEAKER_03]: If people want to reach out to you and learn more about investment or connect with you, what's the best way for them to do that? [SPEAKER_01]: So now, one of the things that stood out to me about you is how much you actually care, about your audience working with something that they can use, and that inspired me to do something I haven't done on a show before. [SPEAKER_01]: I'm going to give everyone listening access to two things and normally only share instead of infest fusion. [SPEAKER_01]: Before I tell you what they are, let me tell you who this is for.
[SPEAKER_01]: If you're looking at deals right now and there's this quiet voice going
[SPEAKER_01]: And if you already lost money on a deal you thought was solid, you already know why I'm doing this, because yes, what nobody's telling you. [SPEAKER_01]: The reason most investors lose money, are the deal level isn't because they are lazy. [SPEAKER_01]: It's because the tools most people use, the zealot, the red thing, the spreadsheets, your YouTube gurus, none of them, we are used to protect you at a deal level before the North vulnerable money leaves your account. [SPEAKER_01]: They are built to help you browse, not to help you decide.
[SPEAKER_01]: So yes, what I'm giving you to close that gap. [SPEAKER_01]: The first piece is the deal killing red flood cheat sheet. [SPEAKER_01]: It's the exact one in science I wish I had known before I lost over 11,000 W on a $75 on a duplex in North Carolina. [SPEAKER_01]: It's one page and it's ready for your next walkthrough. [SPEAKER_01]: Now the second one is the 60 second varied blueprint. [SPEAKER_01]: Is the framework I use in set of invest fusion to get a go or no go on any property in 60 seconds and is the same framework I use on November 25th to close on a duplets with over $12,000 of butes in equity sitting on it from day one.
[SPEAKER_01]: Now think about what changes when you have both of these. [SPEAKER_01]: where you can tell a landmine from a good-mine in 60 seconds. [SPEAKER_01]: You stop burning weekends on properties that are never going to work. [SPEAKER_01]: And when you stop burning weekends, you start moving on the right deals faster than the investor sitting next to you. [SPEAKER_01]: And when you are moving faster than the investor who's next to you, you stop playing defense with your money and then you start playing offense.
[SPEAKER_01]: That's the investor you are trying to become the one who just knows. [SPEAKER_01]: So, here's what I'm going to do right, not just thinking about it. [SPEAKER_01]: Go to story.investfusion.co. [SPEAKER_01]: Grab the cheat sheet, grab the blueprints, start using them on your next deal. [SPEAKER_01]: Once more is story.investfusion.co. [SPEAKER_01]: I will see you on the other side. [SPEAKER_03]: Last question, so you're getting on a plane, and you're sitting next to a young entrepreneur who's built the next big thing.
[SPEAKER_03]: They're jazzed about it. [SPEAKER_03]: They can't wait to show it off to the world, and can we show it off to you right then a plane? [SPEAKER_03]: What advice do you give that person having gone down this road a bit? [SPEAKER_01]: On the biggest advice I would give to them is that there will always be challenges in life. [SPEAKER_01]: There will always be things you didn't plan, but because listen, when we built tools like for me when I was good in this, I built from a place of pain.
[SPEAKER_01]: I have experienced the pain, I know how painful it was, and I've seen the data from Redfin 50,000 deals collapse every single month, so I know why I saw surgery. [SPEAKER_01]: And so, however, there will be challenges. [SPEAKER_01]: So, my biggest advice to do to a young body and entrepreneur or who's just been in the next biggest tennis, you're going to come into challenges, you're going to come into, you're going to meet all those challenges, request for feedback, always take your clients seriously.
[SPEAKER_01]: Never on that estimate, the power of feedback. [SPEAKER_01]: or for St. [SPEAKER_01]: Discipline, stay humble and stay ready. [SPEAKER_01]: Because this is what you go through as an entrepreneur. [SPEAKER_01]: You're going to go through different things. [SPEAKER_01]: None of them then is predictable. [SPEAKER_01]: However, once you run into those issues, just be ready, be humble and never stay satisfied. [SPEAKER_01]: I made a mistake in the past and I told myself, I'm not going to make that mistake anymore.
[SPEAKER_01]: Never stay satisfied or we're still hungry. [SPEAKER_01]: When you're hungry, when you stay hungry, if you respect what's in your bank account, [SPEAKER_01]: You know that every day you're trying to work to be the better part of who you are. [SPEAKER_01]: The better person is the next best person you've tried to be in life. [SPEAKER_03]: That's very good advice. [SPEAKER_03]: Jeff, thank you for being on the show today and thank you for telling the creation story of the best fusion.
[SPEAKER_01]: Thank you, Noah. [SPEAKER_01]: Thanks for having me. [SPEAKER_01]: I'd love to share this.
[SPEAKER_03]: And that concludes another chapter of Code Story.
